What do I need to rent a property with you?
At 4Let Property, our private tenants are always asked to provide references, ideally from both your previous landlord and your current employer. We will also need proof of your identity.
One months rent will be required in advance, as well as the equivalent amount for your deposit, plus any applicable agency fees. We will advise you of these costs at the time.
Housing benefit recipients
Many of our landlords are happy to accept tenants in receipt of housing benefits. We will require references from your previous landlord, and proof of your housing benefit claim. You will also need proof of identity.
On certain properties we are able to accept ‘Woodspring Deposit Guarantee Board’ bonds to form part of your deposit.

What happens to my deposit when I move into a property?
As part of the Housing Act 2004 the Government is introducing tenancy deposit protection for all assured shorthold tenancies (ASTs) in England and Wales where a deposit is taken. From April 6th 2007, all deposits paid under an AST have had to be protected within 14 days of receipt by the landlord.
The legislation aims to ensure that tenants who have paid a deposit to a landlord or letting agent and are entitled to receive all or part of it back at the end of that tenancy, actually get it.
